Caribbean Commercial Real Estate (CCRE) was founded in 2003 by Edwin Hernandez, SIOR CCIM,  In 2005 CCRE joined Binswanger Corp.  since then, the company has been working under the name of Binswanger Puerto Rico (BPR).  Located in Puerto Rico and servicing the Caribbean, BPR have an active role in industrial and commercial property acquisition and disposition, site developing and zoning consulting, office and warehouse leasing, land investment and construction.  In addition to, the company offers corporate real estate portfolio management, location advisory, (Tenant Rep), Real Estate Investment Analysis and Project management

As Managing Director of Binswanger Puerto Rico, Mr. Hernandez meets the industrial and commercial real estate needs in Puerto Rico, the Dominican Republic, and the US Virgin Islands. Mr. Hernandez has represented some of the world’s most prestigious companies including Microsoft, Sprint, Bayer Corporation, Amgen, West Pharmaceutical, Mendéz & Company (Heineken), Allergan Pharmaceutical, International Paper, Hertz, TJX, Dow Chemical and Gillette.  For ten years Mr. Hernandez served as Vice-President of NAI-Franciscvs Real Estate and Associates, Inc.  NAI, a leading global commercial real estate service provider gave Mr. Hernandez, during the NAI 2003 International Convention, held in New Orleans, LA. the Fast Starter Award, given to NAI agents who better embraces and utilizes NAI systems and process.           

Additionally, Mr. Hernandez holds 2 real estate national designations; CCIM & SIOR and is also the president of the CCIM Puerto Rico’s chapter.  A Certified Commercial Investment Member (CCIM) is recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners. The CCIM designation is awarded to commercial real estate professionals upon completion of a graduate-level curriculum and attainment of a level of qualifying experience; the curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. CCIMs are proficient not only in theory, but also in practice.

SIOR  represents today’s most knowledgeable, experienced, and successful commercial real estate brokerage specialists. The SIOR  professional have the best Ethical Principles and Standards of Professional Practice. SIOR  is the most prestigious designation, a professional symbol of the highest level of knowledge, production, and ethics in the real estate industry. Real estate professionals who have earned the SIOR  designation are recognized by corporate real estate executives, commercial real estate brokers, agents, lenders, and other real estate professionals as the most capable and experienced brokerage practitioners in any market.

Binswanger was founded in 1931 by Frank G. Binswanger, Sr., in the midst of the Great Depression, and his energy and vision have characterized the company throughout its history. By anticipating trends and seizing opportunities, Binswanger has grown from a single Philadelphia office to an international real estate leader with 160 offices and 5,200 people worldwide.

Throughout the 1990’s, Binswanger embarked on a major international expansion program, realizing that multinational corporations and institutions needed a real estate service provider with a truly global presence. Forging solid partnerships around the globe, Binswanger established local coverage of the United Kingdom, Europe, Mexico, Central and South America, Asia and the Pacific Rim.

Continuing this trend into the 21st century, Binswanger is steadily penetrating new markets and strategically enhancing existing market coverage with new alliances and office locations. In just the past two years, Binswanger has established a presence in several major international metropolitan areas including San Juan and Taipei.

A forerunner in this movement, Binswanger serves such clients as Motorola, Shell, Intel, ExxonMobil, Nextel, Crown Cork & Seal, Hoechst, Comcast and Wal-Mart just to name a few.

Now in its third generation, Binswanger remains a family-owned company managed in the spirit of Frank G. Binswanger, Sr.’s vision more than 70 years ago.
